⚠️ Portal not loading? (403 error, blank page, geo-block)

Some county portals block traffic from outside the US, redirect to blank pages, or return CloudFront 403 errors. If you hit any of these, try in this order:

  • Use a US VPN. Most county sites are CDN-protected and geo-fence non-US traffic. A US East node clears it ~95% of the time.
  • Click "NETR Online directory" above. Different IP path, different CDN — often loads when the direct portal won't, and you can navigate to the same record from there.
  • Click "Search via Google" above. Frequently surfaces a working alternative URL or sub-page that bypasses the WAF rule.
  • Blank page after click? The portal may need JS challenges to clear. Try opening in a fresh incognito window with no extensions, or disable aggressive ad-blockers for that domain.
  • URL stale? County portals get rebuilt periodically. Report a broken link and we'll patch it.
Pro tip: If the portal asks for a parcel number, you can usually find it by first searching the address; the parcel/PIN will appear on the result page.
How this tool works

There's no national property tax database in the US — every county runs its own portal. This tool is a smart router: it gets you to the right one in three clicks.

All 50 states plus DC are covered. Some states like Connecticut, Massachusetts, and Maine assess property at the city/town level, not county — we flag that in the notes.

300+ counties have direct links to their assessor or tax-collector portal. If a county isn't listed, the Google fallback gets you there in one click.
STEP 03
Search the records
Most portals support address, parcel/PIN, or owner-name searches. We tell you which the county supports and any access fees, then send you straight to the search page.
Why we don't pull data ourselves

There is no single API or database that covers all 3,000+ US counties. Commercial aggregators like ATTOM and CoreLogic charge hundreds of dollars per month and still miss small counties.

Instead, we maintain a curated directory of official county portals. The data you see is the same data your CPA or attorney accesses — pulled live from the source of truth, with no middleman fees and no stale records.

For your privacy: we never see your search query. The handoff happens in your browser.
